Home sales across New York dipped slightly in the first month of 2012, according to the New York State Association of Realtors (NYSAR).

Realtors sold more than 4,500 existing single-family homes in New York in January 2012. That’s a decrease of 29.6 percent from December, when more than 6,400 houses sold. It is also a drop of 0.8 percent from January 2011.

“In terms of sales, January 2012 was a typical first month of the year, especially when compared to the start of the last two years,” NYSAR CEO Duncan MacKenzie said in a news release. “Looking at the past decade, it is also characteristic of our seasonal market that January sales lag behind December of the previous year.”

The median sale price for homes sold in the state rose from December. The median price for homes in January 2012 was $212,500, up 5.7 percent from December. That price was down 5.3 percent from January of last year.

Home sales fell across the board in Central New York from December, while median sale prices in most counties also took a hit.

Realtors in Broome County sold 111 homes in January, a decrease of 25.5 percent from December. Sales were up from January 2011, when 60 homes sold in the county.

Broome County proved an exception to the region’s falling median sale prices. The median price for homes sold in January 2012 was $106,000 in Broome County, an increase of 1.5 percent from December. That price was down from January 2011, when homes sold with a median price of $110,000.

Oneida County home sales totaled 78 in January, tumbling 48 percent since December and down from 95 homes in January 2011. The county’s median sale price was $94,500, which is 10.6 percent lower than December’s median price and below the median sale price in January 2011 of $110,000.

Onondaga County saw 191 homes sell in January 2012, down 48.2 percent fewer from December. Home sales inched up from January 2011, when realtors sold 188 houses in the county.

The median sale price fell in Onondaga County to $122,000 in January, down 6.2 percent from December. The median sale price in January 2011 was $127,525.
