New York home sales fall in September, but rise in Q3

Realtors in New York state sold fewer homes in September, but still notched an increase in closed sales in the third quarter, according to a new report from the New York State Association of Realtors (NYSAR).

Realtors closed 7,664 sales of existing single-family homes, condos, and co-ops in the state in September. That’s down 22 percent from 9,834 closed sales in August, and off more than 6 percent compared to September 2011, when 8,173 homes were sold, according to NYSAR data.

The statewide median sales price was $225,000 this September, unchanged from August, but up more than 7 percent from $210,000 a year ago.

 For the third quarter as a whole, New York realtors generated a 4.6 percent increase in sales, closing 27,203 transactions compared to 26,002 a year earlier, according to NYSAR. It was the fifth consecutive quarter with year-over-year sales gains.

The statewide median sales price also increased by 4.4 percent in the third quarter compared to year-ago period. And, pending sales rose 15 percent to 27,989 in the latest quarter from 24,332 transactions in the third quarter of 2011.

“As we enter the final quarter of the year, New York state’s housing market continues to move in a positive direction as closed and pending sales continue to increase compared to a year ago,” Duncan MacKenzie, CEO of NYSAR, said in a news release. “While we have a seasonal market in our state, which tends to slow down in the fall and winter months, we are positioned to exceed the 2011 closed sales total and project that we will do so.”

MacKenzie noted that closed sales through Sept. 30 increased 6.2 percent in New York state and pending sales are up 15 percent compared to the same period in 2011.

Local numbers

In Onondaga County, realtors sold 329 existing single-family homes, condos, and co-ops in September, down 8.4 percent from 359 a year earlier, according to NYSAR. The median sales price dipped 2.7 percent to $129,450.

Broome County, realtors sold 105 homes in September, up 4 percent from 101 a year ago. The median sales price fell 19.2 percent to $95,400.

In Oneida County, realtors sold 133 homes in September, down almost 9 percent from 146 a year earlier, NYSAR reported. The median sales price slipped 3 percent to $123,150.

For the full third quarter, closed home sales increased 6.7 percent in Onondaga County, 9.6 percent in Broome County, and 15.1 percent in Oneida County, compared to a year ago, NYSAR reported.
